The appointment of Ashdown Site Investigation as geotechnical and geoenvironmental consultants at a very early stage of this major redevelopment project has demonstrated that good planning, early involvement, discussion and negotiations with regulators as well as close involvement with developers and contractors can help to minimise construction costs and delays to complex projects.

The development comprised the demolition of a large number of existing high-rise flats in four areas located close to the Grand Union Canal, and the subsequent construction of new social and private housing consisting of a mixture of low and high-rise buildings.

We were initially required to provide only geotechnical information to the design team, which was obtained from deep cable percussion boreholes. Subsequently, Ashdown Site Investigation undertook detailed desk studies, intrusive ground investigations and quantitative ground contamination risk assessments for the various phases of the development. Detailed discussions were then held with the local authority to arrive at an agreed remediation strategy for each phase of development.

Shortly prior to commencement on site our consultants initiated preliminary meetings to ensure all interested parties were aware of the requirements needed to achieve satisfactory remediation of the site and of the consequence of delays that would result from failure to do so.

During the course of the project we liaised directly with ground-workers and the site management team in connection with the remediation works in order to minimise disruption, monitored and confirmed the quality of the remediation works for each development phase progressed, attended regular site meetings ensuring the client was fully appraised of progress and provided interim validation reports. Following completion of each development phase we entered into discussions with the local authority and obtained discharge of the appropriate planning conditions associated with contamination issues at the sites.
